Just my $.02 Depending upon the market, I would be interested in chatting with you about the property for our own purposes of converting it to Self-Storage as we are actively seeking projects like this in several markets throughout the country.

My best advice is to seek a real estate CPA's advice as soon as possible.

Even if they assess some interest or penalties, you're likely to find the rate and terms to be more favorable than what a hard money lender will offer.

Finance is not real estate, it's simply the collateral to a mortgage, it is highly regulated and violations can be felony charges with stiff penalties, big bang screw ups can get you 10 years and/or $100,000 fines plus  the loss of a note and costs.

Are you seeking a loan for more than one property?

The burden of proof is on the person seeking to pierce the veil to show that the LLC was a sham.
