We have done Coinstar for airline tickets and HD vouchers but mostly I wind up rolling them and that's OK. 

Tenants are now automatically assigned an attorney and the attorneys are pushing tenants to apply for CERA or they won't represent them.The attorneys not only make sure the tenants apply for CERA, but also push them to follow through on the process.All the CERA apps we've done have gone through a community housing org of some kind.

If you want to go more passive, you may consider taking the cap gains hit and pushing funds into numerous syndications. 

The reason I recommend this is that it is so easy to apply with a push of a button and you don't want to waste your time.With 150 potential applicants, your price point may be a bit low.  

If you want to be the best financial advisor, husband, and father, you may want to consider offloading the heavy lifting to a full time syndication team  then keep rolling over profits into more deals over a few decades.   

But after speaking to the tenants there were some repairs that will end up getting rolled on to me.

Their primary purpose is to push the best interest of their clients.

Hire an attorney that knows what they're doing and get the ball rolling immediately.

The commercial route will allow you to jump on the great deals and have less concern of pushing your personal financial situation into being over leveraged, if that is something you are concerned about.
