To be successful in this industry you always have to be learning, adapting with the markets, and finding ways to retain & grow the value of your portfolio.While analyzing these deals may be similar in terms of the metrics you are looking at, one of the biggest factor that will come into play with this question will be your financing.

I would recommend asking the following questions:- How long they've been in business- What is their source of funds (some pretend to be lenders but are actually brokers- Ask references for people that have used them- Find out what they LIKE to lend on (they all have their favorite)- Do they retain and service their paper or will it be soldBest of luck!

If that website is as you say it is, I wouldn't personally trust it.No one has a monopoly on retaining, or selling, the serving of your loan.

"Will your retainer be tax deductible?  

This helps a buyer twofold- it retains your right to an inspection and your ability to terminate.

Fireplaces are inherently dirty and the types of paint you'd have to use on brick/bricks porous nature will certainly attract and retain the dirt.
