I would guess there will be a pool exclusion.The coverage you will need would be a Renovation Builders Risk Policy. 

Mind you whatever doesn't means him physically renovating the properties but making deals, dealing with contractors and property managers, CPAs, attorneys, etc.

For my clients, I give them sale values as-is, after renovation, and expected rents if they decide to keep after renovation.

I’m currently paying about $250/standard sized window from Lowe’s on a building I’m renovating.

The property is being bought at a discount and has equity built in already... no need for funding to do renovations.. is there any other forms of financing that is available for a quick clean flip like this?
