But as we came out of recession, they did not keep up with market, hence why I stopped renting to them.Yes, unemployment effects rental properties, but again this is very dependent.

That's why for me California for me seems so undesirable for buy/hold investors (besides the fact that prices are way too high to cash flow unless its recession time 2008-2012)It kills me to hear how long it takes to evict someone in California.

I guess in Maine most of us are related, so they can check Ancestry.com or whatever.In another town, I know of a house that was foreclosed during the recession because it stopped cash flowing when  the city shut down an illegal 3rd unit in a huge house.
