@Kris H.i agree with you Kris, cannabis real estate properties are not recession proof.

But as we came out of recession, they did not keep up with market, hence why I stopped renting to them.Yes, unemployment effects rental properties, but again this is very dependent. 

Why do you think value is relatively stagnant post Great Recession?  

That's why for me California for me seems so undesirable for buy/hold investors (besides the fact that prices are way too high to cash flow unless its recession time 2008-2012)It kills me to hear how long it takes to evict someone in California.  

Most of the people on this site have not held rentals during an economic recession...nor during a recession that was not accompanied by a housing crisis that helped keep the rental market afloat in many areas. 

I guess in Maine most of us are related, so they can check Ancestry.com or whatever.In another town, I know of a house that was foreclosed during the recession because it stopped cash flowing when  the city shut down an illegal 3rd unit in a huge house. 

Hi BP,I realize again the importance of avoiding over-leveraging especially in this unforeseen recession crisis.

I think banks will stop lending as the recession deepens and property prices will drop significantly.

Folks have been afraid of a recession the entire time.

Kind of like how the price of used cars rises in a recession...
