I also got an email from my Yellow Letter marketing provider today titled "a forbearance tsunami coming". 

At the end of the day, we have an email from the city showing that we're grandfathered in and STR is allowed so I think we've got ourselves covered.I suppose I'll give our lender and the insurance company a heads up to avoid any speed bumps later down the line.Cheers!

Or you can do what every other wholesaler does these days- sign a contract with the seller close to retail, say it needs 10-20k regardless of repair costs, make up an arv, and email it to a list of disappointed investors.
