It is amazing the range of appraisal values that came in. 1 came in at 90,000 but completely forgot to include the garage in the value. 

Raw land is really the only property around here that within my initial budget ($150k range).

We had a termite inspection done last week and while there were no signs found of "active termites", we certainly want to make sure we have protection moving forward so will need to get a termite warranty/bond, which is likely in the range of $600-$1,000.

That is too big a range on the comps.

Once you are in the $100k - $150k range, your losses are limited.

The high grade assets I have had consistently average in the 30-40% range and sometimes even lower. 

I have it on the high end of the range for the market, but the property is getting a lot of action online, which is hopeful.

You're right in that Craigslist probably won't bring you a lot of buyers in that price range, but we still list it there too. 

I pre-approved a tenant by posting on Craigslist for a 3BR/2BA house at a rental price point that I knew would cover a mortgage amount range.
