Hi @Melissa Gittens We've had to do no evictions so far, we did have to repair the stair case in the basement and we are going to re-concrete the sidewalk just for liability protection.

If we switch back to w2, how long would we need to pass before being allowed to use those pay stubs?

For me I would be offering all cash and 7-14 day close, but how do I protect myself in the offer?

@Richard Carlton I started out with over 11 years of mortgage lending and switched to auto lending. 

IBC's work great for an added layer of asset protection and can certainly hold corporations that own a piece of property.

That way you buy some time and protect your position.
