I looked over the inspection report and set upAn appointment with a foundation specialist who crawled into the pier and beam foundation and told me the foundation was fine and he’d recommend spray foam insulation and a heater to prevent any more heaving of the ground during the winter which should be about $8,000.

However, if you want to live near the beach, you will need to regularly clean to prevent the mold.  

How can you prevent the fear from becoming a reality?

It's honestly to protect you from getting in a situation with the tenant that you are trying to prevent by hiring a PM company in the first place.  

I'd continue self managing if it isn't preventing you from achieving other goals.
