@Jesse Runyon FHA some requirements but not limited to: FICO® score at least 580 = 3.5% down payment.FICO® score between 500 and 579 = 10% down payment.MIP (Mortgage Insurance Premium ) is required.Debt-to-Income Ratio < 43%.The home must be the borrower's primary residence.Borrower must have steady income and proof of employment.FHA is good loan however, in this market finding a little harder to get then accepted not impossible just competitive right now.

In my experience I have been able to sell my 100% solar-powered homes for a $20k premium, which jives with the study the appraisal institute did as well as data Zillow and others have collected.

There has to be a premium for taking additional renovation risk. 

Lots of two families in the area and there is no neighborhood premium to help for top dollar resale if you converted to a single family.

Furthermore, when a tenant moves out you will inevitably have to spend money on turnover in order to get those rent premiums you mentioned, do you have the capital to deploy for that? 

Unfortunately, most buyers just don't place a premium on having the systems properly upgraded when they are looking and they focus on the cosmetics, so it can be hard to get this stuff to pay for itself.

Yes you would need a little downpayment but I have done these deals with as little as $100 since I am willing to pay the seller a premium for the house in exchange for good terms  (as compared to all the low ball offers).
