I love my B area because I just sit on it, tenants are amazing, rent is paid on time, and they like to do all the work themselves because they just want to be left alone except when you pick up rent.

After the loan is paid off you only have $6,500 remaining ($82,500 - $76,000 = $6,500) to account for your cash invested.Given that you already have a decent interest rate (4.88%) I would not run the risk of a higher rate with the Refinance.This appears to be a good cash flowing deal.  

I did receive a couple pre-approvals and am leaning towards Lending Home right now.  

Which means: for every dollar you've paid out above $119k, you'll either not get back to pay out your HML, or, you won't get back from your own deposit.
