I hear ya, and you certainly sound like a responsible owner but... not every owner is as responsible... same reason why we'd require a lead disclosure as well (...or did they 'forget' that one too)... it's not being paranoid, it's just smart business - its not that we don't trust you, heck you might not even be aware of some of the issues - right along the same reasoning as you probably wouldn't be okay with the PM covering their bases as you mentioned above but you would be horrified if a PM didn't screen your tenants (customers) before taking possession of one of your properties, why not just let everyone in?
