Once you get a deal and an investor, you can refer the deal to the lender knowing that they will be able to fund the deal. 

I have so many people who bought a parcel at tax sale, so thrilled with the deal they got and then when they bring it to me, I usually find development constraints that make it clear why the last person abandoned it. 

Personally, I believe there are much better ways to invest in RE, even with limited knowledge or bandwidth.
