I would definitely write in; "Unit to be delivered empty and broom clean, empty of any personal property at close".

The builders contracted to build the property at a price that seemed pretty reasonable at the time they signed the contract, but when commodity/materials pricing went through the roof (and then to the moon) throughout 2022, it became challenging to deliver properties at the contracted sales price without taking huge losses. 

I sent the receipts now they replied that they need 48hr to deliver. 

@Cristian Ramos I don't off the top of my head - I just know for an old job I used to deliver medical equipment to patients' homes there and would end up in some less than stellar neighborhoods fairly often. 

Sometimes the strategy you used to buy the original property established a ready made exit that will occur over a much shorter period of time than just waiting for appreciation to deliver.

Put a lot of sweat equity into it, delivered pizzas a few nights a week for some extra cash, skipped vacations...scratched and saved enough doing the little projects.
