The capital gains generally tends to be higher in more desirable areas, especially where land is limited.So as an investment, a low yielding piece of real estate dis not always completely irrational as an investment and personally, I am a strong believer that in todays market with so much information at our finger tips, prices and percentage returns and yields tend to be a good reflection of risk.Just my opinion base don my investment style.

Yet nobody thinks you can build whatever you want on a piece of private property. 

And doing the actual work (PM, in this case) is only a piece of what it takes to create a successful business. 

@Brandon Forshaw from speaking as a fellow new investor, my first piece of advice is to invest in a place that you wouldn't hesitate to drive to after work (like within 20 minutes from your home).  

Break it down into more "digestible" pieces.  

We are selling a property that still in my wife's former married name, and looking to turn around and reinvest it in a new piece of property under an LLC.  

This is why some (not all) of large brokerages are focused on closing volume and selling whatever is in the listing inventory to buyers whether the property is nice or a piece of crap.I do the opposite.

We recently partnered with an investor that's paying us to do his marketing as well, which will significantly boost our output to about 3500 pieces per month.
