Based on what I have seen renters could ride a bike to the beach and be within walking distance to a lot of the restaurants.

I meant it based on the finances I have currently.

I got started by fixing and flipping properties here in Pinellas County and now I own a Wholesaling company based in Tampa but we do business all over the State. 

Based off my experience working turnover at a large apartment complex, we assessed cleaning damages two ways.

Other than Mashvisor, are there any other tools that can automatically filter out any new MLS listing based on my criteria (e.g rent avg, cap rate, expense)?

For sure mate,I bet in higher end markets where you are based in, it's mostly clients F@$#%ing over the contractors..In Toledo, it's the other way around.We mostly get screwed over by contractors heheHappy Saturday 😁 

I have put roughly 15k into it since then and I have not had it appraised but I am very confident it would appraise at 80-100k based on the comps.
