We have rented our home so quickly between renters, we rarely have the time to slap on another coat of paint.  

It would be a good ideal to paint all treated areas with a stain blocking primer including the wood members, studs and sub-flooring if affected.

I will try to give some respectful inquiry as to what might be done on the sellers part to paint a better picture.

Assuming it needs, at the very least, paint and some fixtures, then the retail cost of those items will come off the $115k.

I am assuming they are doing the inside work also (drywall, paint, etc.) to finish it off?

I don't see any of it as obvious as contributing your labor by physically installing a roof on a flip or painting the house.Certainly, there are gray areas.

New flooring throughout, 2 completely redone bathrooms, took down walls to open the place up a bit, new doors, fresh paint, some crown, lots of patching, light kitchen remodel that include granite tops and an island with concrete top, new dishwasher and range, new HVAC units, moved some electrical around, new garage door, some fresh landscaping, added a fire pit, and gave the porch a facelift with some new posts.
