My portfolio is expanding and I feel I need to make a switch to a different software (I am currently using Innago) which has worked well for years but is missing some of the more sophisticated features - there is no mobile app for landlords so it's hard to manage on the go, there is no accounting functionality built in, changing lease terms/renewals can be clunky. 

The equity potential of course, but mainly I was trying to solve two issues - on one end, the seller was struggling financially and needed to sell her home but investors were aggressively trying to take advantage.

I use Quickbooks Online and haven't had any issues!

As an owner I do understand the annoyance of this, especially if you were to back out of the deal and then having to deal with the issues of tenants worrying they'll be displaced, mismanaged upon sale, etc.

Increased Institutional Investment: Large investment firms and private equity groups are recognizing the potential of mobile home parks as a stable asset class, driving up purchase prices.

However, this risk needs to be weighted against other risks of managing properties remotely since doing it from ON has its own issues (can't do even smallest of repairs on your own, can't check on the condition of the units, can't even show them to tenants in person to evaluate those tenants when you are first renting to them, etc).

The question of whether owning a primary home is a sound investment, if you ignore lifestyle issues, can be true.
