They seem legit, but I am hoping to hear from people on BP who actually worked with them to see how their experience is.

LP's see so many deals often 1-3 a month that they know what is the market.The important for a LP is to know what assumptions are being made to ensure the proform is legit.

And wholesaler should have had a legit listing so the seller is obligated to pay. 

These are the opportunities for those who have the mental fortitude to take a chance..But it's like gambling at a casino, i'm going to put a good chunk of change on red, closing my eyes and hoping like hell i don't lose it all.I happen to be in a different situation in regards to Stockton.

They are legit & have many good resources--but yes, they are expensive.

Its like getting the casino to back your play or borrowing money from Morgan Stanley to invest in Morgan Stanley. 

You insist on only working with legit accredited millionaires and this begs the question ; what are you bringing to the table other than a bubbly personality and a can- do mindset ?  

The town has been slowly growing as the commercial center of the region for some years and is in construction on a sports-tourism complex and a casino-hotel.I would finance the needed rehab with the equity, inspectors and contractors have already been through it for a prior offer and given the needed work a thumbs-up.
