I need a few trees removed and moderate landscaping in my backyard (firepit, stone wall, lighting).

I'm taking some of the money to finish renovations (landscaping) and the rest to put down on a future rental. 

There is a bit more work required (install a washer dryer in both units, replace a stair runner, buy a few items since there is literally nothing in them, and a bit of landscaping), but nothing extreme.
