Those who are involved with the process of allowing the permits are horrible with communication, not responsive, terribly inefficient, and seemingly do everything possible to deny or delay.In the meantime, there are more attractive places outside AVL city limits, in my opinion.

@Jeremy Johnson my advice would be to be to never ignore a good buyer with little to no transaction fees particularly if there is a hefty profit involved. 1031 is a good option but also don't overlook other options such as just paying the capital gains tax (gasp) or rolling it into one of the new opportunity zone investment funds.Make sure to negotiate a great long-term fixed lease for your own business as part of the transaction assuming you want to stay there.

However, if the payment is late, it is dealt with immediately and they are informed what the payment will be with the late payment fee and that we expect payment immediately.The one wrinkle is we have multiple units that utilities are shared and in our name, but we have the tenants pay the utilities.

None of these are perfect, but through multiple approaches you should be able to start to feel comfortable with a price, whether the appraiser agrees is something else.
