@Dave Foster, I considered the primary residence avenue, but it depends on how they calculate it! 

There will be a select few buyers and investors who won't care about that and will resort to Redfin, Zillow, or some other "new" technology, but I believe the majority will still want human face-to-face interaction.

Ones that also keep paper in house and do not need to fit into a box to sell off can make exceptions sometimes to foster a relationship.I have seen what one bank describes as risky be the ideal lending situation another is looking for.

After all, how much of your business is thrown out as unsalvageable (only after having spent countless interactions to develop in the first place)?
