Your idea of these smaller communities of duplexes on a one acre lot or so is exactly what I eventually would envision doing assuming I could get this first deal off the ground and worthwhile.

Once you start talking to more people in the niche, you'll get a better idea of the process and whether or not you want to pursue buying in this niche. 

I don't yet have any experience, but I'm feverishly trying to learn as much as possible about wholesaling and fix-and-flipping (although, I'm not totally against the idea of rental properties, though).
