I'm interested in house hacking but open to other opportunities.Honestly, I'm still scared and my current thoughts are this: for my first purchase, it's ok not to cash flow or adhere to any formulas because as long as I'm paying less than I'm paying for rent right now, it would be an improvement in my situation and I will at least learn more by getting firsthand experience in buying real estate.

I'm doing my analysis with the Rate calculator in Excel and you only realize the full "cash on cash" savings the author presents when you hold the loan to maturity:My formula:=Rate(months,monthly savings,cost of points,future value)*months in a year1) Holding property for five years:=Rate(60,18.91,-993.30,0)*12 = 5%2) Holding the property for ten years:=RATE(120,18.91,-993.3,0)*12 = 19.56%3) Holding the property for thirty years: =RATE(360,18.91,-993.3,0)*12 = 22.82% (the author's original claim)I view the "break even point" as the number of years you're willing to hold the property to earn your cost of capital on the points.

I too know by coincidence Billy that you are referring to and what I understand from the conversations with him is that it is not the difficulty of Spain why he is still investing in the US, but more his experience and contacts back in the US that is making him decide to stick to the formula that he knows and works for him.

I thought the original formula seemed quite low for reserves and didn't make sense.As for the latter formula, it seems that an investor would have quite a bit in cash reserves to cover for any unanticipated expenses, particularly as more properties and more expensive properties are acquired.
