A good relationship with a bank and buying property under 10K, I am voting for that post!

Went directly to a portfolio lender and created a relationship. 

Like anything, building solid and genuine relationships is key!

While the sellers contractor may be legitimate, how do you know otherwise if you don't have a relationship with them.

Even if they do not want to sell right away, I would like to get to know them build some type of relationships and let them know when ever they plan on selling to give me a call right away.  

With no credit/assets/income/proven history you're going to have to leverage relationships you have in order to get funding, and even then, it'll be an uphill battle.The best bet would be to find a partner/investor willing to take a risk on you, if you have a portfolio which details your experience that would be a good first step.

What kind of relationship (e.g. have their attorney's cell numbers) do you have with trustees?

Before I left, I gave her a $20 Panera gift card for being so wonderful thus far.I feel like this is a very good relationship to have and even if a deal falls through, I can keep facilitating my relationship with her and the park. 

Most people with a house worth buying have enough money to use a divorce attorney, having relationships with them will put you earlier in the queue and be a referral from a source the owner trusts (or at least more so than a cold call).
