At least get an estimate on the work, a few grand now is small potatoes compared to a few higher % vacancy rate and smaller rental pool of applicants.

I currently own investment properties in Metro Detroit, Kalamazoo, and Grand Rapids. 

We have 2 multifamily house in Brooklyn (family member investment, 1 unit owner occupied) we lost around 165 grand in 2 years cz 2 tenants decided to not pay and it took FOREVER to evict them. 

How great is that in the grand scheme of things?

I have found properties in areas in the Midwest ranging from 80 to 90 grand.

Ended up putting $5,000 total "down" in the grand scheme of things.

You first one does not need to be a home run or grand slam.

Understand that I have the highest credit rating so it may not be that low but 4% is not impossibleAs an agent, I work with GR and they are solid closers.  100% of my offices deals have closed on time since we have been working with them 4 years ago. 

Rent control only exists now in NYC if it's a tenant that's grand fathered.
