They do have good service otherwise. 

If that doesn't work, then a DSCR cash-out would be a good alternative. 

@Drew Sygit that's a good point re: the PMC. and fairness, was curious what others thought, especially those that are significantly more knowledgeable. 

long story short, I will be starting grad school next year and will not be able to work while in school for the next three years.

Just having that information might get them in trouble unless they have a good alternate source of the information.

I've seen a few posts on here about DSCR loans with a lot of good information.

My intention is to live in the basement, rent out the remaining bedroom to a long term roommate, and run the upstairs as a full time STR.I'm aware that the City of Littleton has strict short term rental regulations, but they do allow STRs as long as I have a license and I am occupying the property.
