A US Credit downgrade, be it because we simply spend too much, and can't balloon the national deficit/debt forever OR a downgrade because we simply can't agree on a budget in the first place result in the same outcome: rising interest rates for US borrowers.

so for rental buyers I think recessions are non events.. and keep in mind with BP so many started after the GFC that's their only experience with a recession and the GFC is more of a great depression than a recession.. you can have a recession that does not TANK the entire worlds economy like the GFC did. and they don't last for ever.. next one could last a few quarters or maybe a year..

Some courts may be closed but many places allow filing evictions online which is what I would do after having a conversation with the tenant (via letter) indicating that there are no free rides during the covid event and if they don't make arrangements to pay, they'll be evicted and a judgement will be sought in court which will follow them forever until they pay it.
