Even though you have a piece of real estate the one thing many people forget is that it is a relationship business not just transactional. meaning a piece of software is not gonna help you create a relationship with vendors ,tenants , current environment and things like that to be able to help you be successful overtime. 

As for the children, they are the ones endangering them by exposing them to those type of environments, if they get caught doing what they're doing, child protection services will take the children away and then they'll lose the leverage of staying there because of the children.

A friend of mine who is a Philly native, is looking at deals "Fish Town" and along the water front.  

I feel like I have become a lot smaller fish in a not so big pond. 

So if mortgages are 5% in a cap rate environment of 3%, that can be a problem for the cash flow investor.

And as a side note: Pearl Cohn and Stratford have made HUGE strides in their facilities, curriculum and the overall environment that they offer students, as of right now their ratings are far underrated.
