Research the operator's track record and read the offering documents.Like Evan said, a syndication = pooling of capital, regardless of the asset class or the part of the capital stack the investment is applied to. 

This has all been very good experience, but I am ready to focus and scale: one asset class, one location, one strategy. 

This will be our first investment and have found that we cannot get a loan under the LLC without 2 years of P&L statements. 

And there’s “nothing you can do you went non contingent” .. and she veb said “you can do all the inspections you want after you close and move in” She insisted we either “get a report in our name” from the same inspection company or “call the plumber who fixed the leaks prior” Now 2 days prior to closing agent sent us a disclosure saying we waive all inspection rights - home inspection waiver , wood destroying pest waiver etc. we felt remorse of overpaying in first place and we are not sure if we are making a mistake closing this home with the whole inspection thing.

Is it a bad idea to invest out-of-state for a first time home buyer/investor?

I am the first to catch word of retiring landlord with 150 dirt cheap off market properties in a small town close to me. 

My first rationale is the smaller homes will attract the type of tenet I’d prefer compared to the larger home I currently own which would be larger families.
