Maybe it will be a good number maybe not, but really I want to form a relationship with them and eventually try to workout a line of credit for future deals.I plan to provide a detailed folder with the current project start to finish, and show them the numbers from the BP calculator and how I worked the entire process.

no way possible to answer this question... you need to be a little more specific.like whats it zonedwhere is it at just minor details like that if you want some helpful hints.land can be great or it can be only worth what someone will pay for it to go camping on it or run a cow or two.

As an example if you are doing a 5% down loan on a 100K house, it wouldn't make sense to go to the extra effort to have it in an LLC, I mean what would a judgement against you cost?

If you were to manage the rental yourself you can include that in your monthly cashflow but you should be really considering that money yours for putting that extra work into your rental.Hope this helped.If you let me know or just vote it up.

Actually, that extra 800 is post-addition of a bedroom I realize- its now a gross rent of about 6000, which I still think is workable.
