If you truly find a good deal, you won't need to worry about having a ton of buyers to market the deal to - someone will eat it up.

This eats up parking especially on testing days.

Oh also, I live in a really "green" area and having solar hot water and solar PV panels helps my street cred.

Hi Cal,It was built in 1955, and the original tile was a very dark green.  

I'm still pretty green at this and was hoping I could find some more direction.

@Nancy Larcom  that is like walking into all you can eat buffet and asking which three items you should try...hahaha. 

Either way, be consistent with it and after a long enough time to honestly evaluate your marketing effort, either continue it or stop it, ie...green light/red light.
