They may not be local or even in Texas but keep an eye out for them.

It meets the eye test, distressed, it can be purchased at a huge discount, ( I will disclose the numbers below) all of the numbers make sense and begs me to just do it!  

Not only will you get to see the props first-hand, but looking your potential investment partner in the eye, having lunch with them, meeting the team  -all these things can make or break a deal.

So be encouraged, put in some hard work and keep your eyes, ears and mind open.  

There's much more to it than meets the eye so reach out to a local investor for guidance, and remember that working with a pro will mean you get a small portion of the profits and the pro will get the majority...it's the price of education.
