If my Numbers Correct and I’m very diligent I can still find a buyer after an offer made right?

We decided that we would rather play a due diligence partnership role, where we  deeply research certain sponsors and then invest with them.

It's relatively inexpensive and should be far more than adequate to cover any outlier liability events.While you would never know it from listening to the LLC promotion crowd, risk mitigation begins first with buying solid properties, in good neighborhoods and having diligent and competent management.

If you do your due diligence I wouldn't expect a too hard of time finding good tenants.

And once you finish the due diligence, your work is done: it's completely passive.

Hi everyone, it’s my first time owning a rental property and I am in west Massachusetts so I am trying to be as thorough in the due diligence process as possible, if anyone can give me some tips as to things that are commonly overlooked in the process that would be much appreciated!

The key is in your due diligence is your comparable sales. 

Was hoping some of you more experienced in land development could perhaps suggest some more literature and maybe the steps we should take in doing our due diligence on this property.

Obviously you have to do your own due diligence to stay legal And run your numbers to make sure it works but I have seen this work many times in mini markets.
