My aunt is handling their finances and determined with a financial adviser that selling the house outright would actually have negative consequences on my their benefits. 

In my experience, determining appreciation is really just speculation as it depends of so many factors.

But remember a determined thief will get in. your only stopping a mildly determined indvidual. a fake camera or a sign that says there is a camera could be a great deterannt  

I had no way to determine the age of the roof, other than looking in the attic and seeing what appeared to be newer felt paper and bright shiny nails poking through.

Using that you can determine if the rents at your potential facility will be high enough to cover the cost of construction and turn a profit. 

It will take some determination and some work but you can certainly do it. 

I'd ask an agent or someone in the area what they're paying before using the rent-o-meter also... determining your cash flow in a skeptical neighborhood is crucial to making the buy and hold worth it IMO.Keep us updated!

That answer would determine if I would even entertain the park.
