They are allowed to do that but they are supposed to tell the prospective buyer that it already has an accepted contract.

My thinking is why would a prospective tenant pay 1700-1750 for an old, out dated apartment when they could pay the same for a brand new apartment with all the amenities?

I'm partial to Huntsville and think the long term prospects are stronger there but there is probably more inventory in Birmingham.

This seems unreasonable to the tenant and could have a “chilling effect” on a tenant with pets and deter it from leasing the space in the event we decide to rent to tenants with pets.Is this type of pet fee, simply to process documents, customary?

More importantly here in the northeast, I'm out of the game of handing over 1-2 months commission to a leasing agent for what is often one stop on a trolley tour of other properties the agent showing a prospective tenant.

With all of the issue involving Covid-19, are there still being deals done, especially with the prospects that a property might be purchased and you wont be able to get renters in there or worse, you purchase a property with renters and they are not able to pay because they are not working?
