i appreciate your input on this as im in the brainstorming phase of this.the way i was going to approach this is to coordinate with a potential note buyer what they would need in the way of risk mitigation upfront to make the note more attractive.a rmlo would originate the loan.the servicer would be poised and ready.the down payment would be 5-10%the first lien loan would be 70-75% of loan valueid be selling the first 120 payments not the note itselfthe interest rate would be 8-9%would that still be such a deep discount ?

One thing here that we did learn was that originally when we bought the house we thought we were going to be able to add an additional building in the back because of how deep the lot was and the zoning.

Those two factors alone should usually mean you need to acquire the property at a pretty deep discount to ensure you don’t lose your shirt.

Here's a general answer.Buying during a recession is great chance to buy at deep discounts and a great chance to buy a sinking ship.Remember that credit is hard to get during recession so when your out of cash the party is over.
