I have experience in wholesaling deals, working with contractors, working with fix & flippers and landlords, and forming relationships with agents. 

Stay here and put my money into marketing the business hoping to find deals here or trying to do virtual deals (something I'm not a fan of, tbh) in areas with higher populations or 2.

What made you interested in investing in this type of deal?

How can in know if I’m getting a good deal? 

All this summer every booking has been last minute, within a week or so of the stay, so it's obvious to me people are still just sitting on the sidelines looking for the best deals since there's so much supply out there.I think it will start thinning out over the next few years - I've seen a few places in my own community that I know were STRs that have been sold as owner-occupied (hard to make a 4/3 STR work down here when you're paying $450k or more), so as that starts to happen more and the building pushes even further out into the hinterlands I have hope for the future.

I have done two BRRRs and am still a huge fan of the value adds (working on a 3rd deal flipping it right now) but would say since covid 95%+ of value add deals do not work for any equity creation even the bs wholesalers send out.

You’re way better off just sticking your money in the stock market and not having the hassles of dealing with STR tenants! 

It might not be a big deal to sell later if you want to do that and it could eliminate some of the stress of the timeline. 

Ask the manager to explain their process for dealing with maintenance, late rent, evictions, turnover, etc.
