Craigslist is probably better because you can see what others are asking for similar properties in the area.But, in my opinion, the absolute best method to determine optimal rental price is historical data, which is only available on MLS.

But now there are plenty of other platforms where real buyers can show up and bid on property instead of simply discovering data and then sending an email or text to connect with the agent or the seller.

Aside from just doing a quit claim deed from my personal assets to my LLC, I have been looking into various strategies to make this transfer happen.

We'll be transferring out next year.

The HOA is currently at its Owner/Occupant capacity and the rental rights do not transfer.

You may find hard money lenders that will allow you to transfer ownership interests, I really doubt any insurance company is the source of funds but that can be construed by some broker exaggerating his product, they may not even really know the source of funds.

It's certainly a minor issue - no visible transfer in the walls or doors.  

Would pull up comps and analyze the data.
