Fourplex in/around Jblm/Tacoma/Puyallup/spanaway/graham/yelm

I'm in the military and will be moving to Jblm area in the next 12 months or so. I would like to maximize my VA loan and use it towards the purchase of a fourplex within 30min drive of the base....any advise would be great on this type of investment and the area and who I should talk to....... I have a family but would do fine in a 2bd 1 bath but it has to be in a safe area......also curious why there is no multifamily units out in graham/Yelm? I would prefer a fourplex on land if possible
