MLS is not the best place to find deals, although I have purchased form the MLS and done well but my situation and location (and abilities) are not matched throughout the country.

@Sarp Ka My team and I usually just use the MLS data as well as country records (as far as I know).

I spoke to Tenant 1 on the phone who had a story about Tenant 2 being newer to the country (long story about background, lack of education, lack of credit, etc.)

Disaster Risk - Some parts of the country are more prone to natural disasters.

We are currently syndicating funds to buy dozens of vacation rentals across the country. 

I recommend getting familiar with the different paths of real estate investing before picking one.

We don’t want really established neighborhoods because they are too expensive but also don’t want to be in the middle of no where country.

Learn all you can, understand your target market, and decide what investment path is better.
