I said to him don't you think 95k is a little much on a flip fee.... well of course turns out the lady owed 200k on it and it was going to court house steps shortly.they list it with a broker for 265k and can't move it then call me in a panic as the house was going to be sold and they would make nothing.

My reason being is that prices seem to be at a peak, there may be some value to be found from wholesalers compared to market value but the "good deals" are drying up across the country.
