I'd rather have someone really good at what they do take care of that for me, especially since I don't have to pay them; the seller pays them (unless I'm asking them to do time-consuming work I know they won't get paid for).

It's not a pretty number for recycling still, even with mandated forcing certain percentages of post consumer waste to be used. 

Action is more important than finding the perfect spot.

A direct lender has a 'do not compete' cause with their bank that is also their employer, they can't go doing that, they have to send their business to the place they work for, and if they're at 9% trying to taper to 7%, tough cookies for both the loan officer and the consumer/investor.

I’m guessing they will have other fees above the $95 and if you don’t offer 2.5-3% to the buyer agents, you’ll get very little action....which means few viewings and a lower sales price.  

I was told there is a 'process' but no visibility to the process and actions are taken thus far.

Are there any steps / actions either I, my lender, or attorney can take to mediate this and be able to close on my property?
