Murphy is entirely correct, there is a lot of complexity in jumping in as an S-Corp and getting into reasonable compensation issues. 

If someone is going to go to the trouble of organizing all that information, usually they want some sort of compensation. 

However, I am increasing the compensation to that team, as I want to incentivize them to stick around.

Dear all,I understand I need either a RE broker license or be employed by Managing Broker to be compensated as Property Manager in WA.Assuming I go the RE broker license path, does it mean I would need to hang it with brokerage and pay RE broker dues as if I was a RE Broker?

Adding value on a true NNN investment can be difficult, but finding the right deals, pooling funds, lining up debt and managing the syndication require expertise and should be compensated. 

This is because value adds take work and I expect to be well compensated for my work.

Depending on number of rentals and growth no entity but strong insurance might make sense initially for the long-term rentals.For flips an LLC with an S election might make sense depending on projected net taxable and reasonable compensation. 

They don't have to be a capital or financial partner in any way, but they need to be compensated by the deals in a way that makes them interested in your success and they need a local knowledge base that is deep enough to compensate for you not knowing the area.
