Hey Everyone, I was referred to this forum to pose a few questions; apologies if this has been covered before or if I'm stepping on anyone's toes...I'm starting a property recon service for long-distance investors in the Florida Panhandle area, and would love some feedback from my target audience.

I saw this deal at 8:00am, contacted the Owner and scheduled a showing at 9:30 (social distanced of course...looking at you, COVID), used the BP calculator to check the numbers, and made a verbal offer after the showing.

Are there really no areas within an acceptable distance of Denver that cash flow?

Identify a great market, find off market deals, learn to rehab and manage long distance, and the sky is the limit.

It is surrounded by a wide variety of employers, private, public, and military, and is reasonably commutable to DC and Annapolis, MD.

Unless you enjoy watching from a distance, be one of those 30 offers.The other opinion I’ve heard is yes, the market is overwelmed, but is not impossible to find a deal.

I'm currently in the phase of educating myself with regards to long-distance investing (BRRRR) in the midwest, but before I move in that direction, I wanted to buy a nice, new home for my parents.

I personally would go where the numbers make sense, even if it's at a distance :)

Worst case i would be commuting to work from 2 hours away, or inconveniencing my friends to live with them in their apartment for a couple of months to get my living arrangements straightened out.Please let me know if you'd like me to explain something better!
