Since 2005, these devices are considered “executory contracts” and are heavily regulated under Chapter 5 of the Property Code.

Typically a three-conductor cable (black, red and white, plus a bare ground not included in this wire count) is used when you need alternate paths for the hot voltage to reach a device.

Which I'm sure is not unique, but the fix is having lines of communication established up front for how to report maintenance issues, what is emergencies, having water lines/cut-offs clearly marked for tenants, etc.Others?

Based on current workload and the project circumstances, we like to communicate to the client when they should expect to hear back from us.  

Would be interested in communicating with you guys on the area and helping each other out.

Just keep plugging away and do your due diligence and communicate how and why your deal is a good deal.
