I think the sell decision might be more based on if you still want to be an active investor in retirement or would you prefer to be more passive - if it's passive then there are options beyond the DST and 1031. 

Nonetheless I give them a very professional and cordial call simply to introduce myself and I constantly get hit with " I do not want to sell my property", " im not selling that property", or " I already sold that property".Why does it have to be an assumption that I am looking to buy their property?

If you decide you won't move out of the area, still buy another one and do it again- now a nicer multi family will likely be an option, even if it means you need to refinance the first one, or sell it and 1031 into a better one.
