It’s an amazing location, double block with albeit a beautiful run down house that looks like they may have encountered financial problems/heritage permit problems.I’m  thinking about dropping a letter in the mail box with a super low ball offer that will hopefully give me an idea of the owner ever swings past or not.Love to hear if anyone has had any success 

In the midwest we have a ton of bowed basement walls and it actually usually is a pretty easy fix and warrantied if it is a block foundation.

You can't just choose neighborhoods like that, sometimes inside of each area, there are blocks where the income levels change for your tenants.

We send a letter offering the tenant a new lease term with a new rate.

This street is lined with some of the most expensive property values in the state but the street is lined with miles and miles of multi-unit apts which go a few blocks deep.

They should be able to get you some sort of pre-approval letter (of course it will still depend on inspection and appraisal from them).
