There would be some things in between some steps, but I would like to assume you are already aware of things needed for a FHA loan such as 3.5 down if you are going that route.If you don't plan to bring anything to the table then you should look into some first time home buying programs, which will allow you to roll in closing costs and not have to bring a down payment most of the time.The process is pretty black and white, especially for a FHA loan.

depending on your lease agreementsif everything you desire for the tenants to follow are not in black and white with there signature then you are involved in a he said she said scenario, in reality you still areif you do not have a property manager to monitor your building then I would not be surprised they are even growing dope in ityou can raise the rent and force them out by proxy or you can get a property manager involved to oversee your placethat is part of the many problems to be faced owning off site rentalsenjoy

The workmanship on the trim boards--yikes; the just don't give a #### big space at one end and the what appears to be black bathroom (possibly non-paintable silicone at the other end, and a quarter round abutting the mis-sized piece.This certainly does not live up to may standards, but I have seem similar in run down class C SFH's, in Texas.Supervise your workers and be specific about the type of workmanship you want and the parts you want used...Just replace the trim boards, can sometimes get you this cheapy looking result (no excuse for using that mis-cut piece though or the black silcone looking stuff).And the darker grey wall appears crooked(???)
