It's not like Aspen where the travel market could pull back 50% and home prices would probably barely move because there are more people that legitimately want to own a home in Aspen for themselves than there are homes available.

Unless you are living on ramen noodles and barely scraping by (most aren't) I would advise you to go one of two options. 1 understand that you can allocate 300-400 a month to a pretty decent social media marketing campaign to get in front of those people who are wanting to sell then once you have a few deals under your belt let the profits continue to pay for lead gen and growth. 2 understand that you don't have the budget to do mass marketing just yet and look at the deals on Zillow or another site like it and find an okay deal you can work and start getting cash-flow to start paying for the marketing needed to get better deals.

I wonder how people underwrite when interest rates are close to 6% while cap rates are still barely over 5%.My common sense tells me that buying for cash is the most feasible option at this point but I am yet to see a sponsor doing that.

Lender, since you have such a unicorn loan that has a low rate and low down payment with a long amortization with very few questions asked on a pretty good sized loan, keep your fees to a bare minimum because I know how you lenders like to juice borrowers on commercial venues that have limited uses.
